Checklist: Before You Buy a Home

Before You Buy a Home

So you are tired of paying rent and you are ready to make those first steps to actual home ownership. You are ready to plant some roots in your community, but you don’t know where to start. Great news you have come to the right place. Buying a home is a big commitment. It is not an impulse purchase. Follow these simple steps and you too will be ready for home ownership. 

Tip #1 – Check Your Credit Score

Before you start borrowing money or browsing for homes online, you need to know where you and your spouse stand on your credit score. This is the number that lenders will look at to determine how much you can borrow. The higher your credit score the lower your interest rate (which is a good thing!). There are many sites online and apps that can provide you a free credit score and credit report.

Tip #2 – Clean Up Any Credit Blemishes

So you have your report in your hand and there are a few surprises on it. Credit errors are common and if you think there are errors on your report contact the credit bureau to correct that bad info. Is your credit less than you were hoping. There are ways to boost your score (eliminate any credit card debt, pay your bills on time and fix any late payments)

Tip # 3 – Shop for a Lender

Don’t just go with the first bank that offers you a loan amount. Do some shopping around. Feel free to contact our office for advice on which banks to contact for a conventional loan or which loan investors and mortgage officers we would recommend. 

Tip #4 – Secure Mortgage Pre-Approval

So you have found the right lender. Ask the lender for a pre-approval letter. This is one of the best things you can have as you are shopping for homes and making an offer on a home. The pre-approval letter shows a seller you are serious when it comes to making an offer. Unfortunately we have seen situations where potential buyers go house shopping first make an offer and it falls through because they cannot secure financing. This is not fair to you the buyer and the home sellers. That pre-approval letter tells a seller you are not making an empty offer. 

Tip #5 – Save Up for a Down Payment

To get the best rates you need to at least be able to put 20% down payment on a home. If you are looking at homes in the $175,000 range that is at least $35,000 you need to have saved away. If you are looking at homes in the $200,000 range you need to have $40,000 saved up. That is a lot of money. You may want to start saving before you are ready to buy. 

Tip # 6 – No Major Life Changes

When you are ready to buy a home it is not wise to make any major life changes that could affect your finances. Do not apply for a new credit card, do not switch jobs, don’t buy a new car, ect. Just a credit pull alone from a car dealership is enough to negatively effect your credit score.

Before You Sell Your Home

So you have finally decided to sell your home. Maybe you are ready to relocate, maybe you are ready to upgrade or downgrade the size of your home. Whatever the reason, we are here to provide some guidance and tips and what to do before you list your home.

Tip #1 – Consider Your Curb Appeal 

Go outside and take a good hard look at your home. Make sure the 1st thing a prospective buyer sees entices them to see more. Yes, it may not seem fair but buyers do often judge a book by its cover. Some easy fixes to maximize your curb appeal (repainting the front door, planting some beautiful flowers, repainting the fence, making sure the lawn is mowed, ect.) Think hard about how to attract a buyer to your home.

Tip #2 – Declutter

Less is more when you are selling your home. Clutter happens, especially when you have lived in a home for a number of years. Do a clean sweep of counters, windowsills, corners and other visible areas. Also try to declutter any closets, drawers, cupboards and anything else you can think of. Buyers will look into closets. When a buyer walks through your home they are going to try and visualize their stuff in the home.

Tip #3 – Repaint Walls / Get Rid of Any Scuff Marks

A Good idea is to re-paint any walls to a neutral tone. You may love bright orange or purple walls but a buyer may not. Before listing your home you may want to repaint walls to a neutral beige or white. Even if you decide not to paint pay attention for any scrubbing or scuff marks on the wall. Touch up walls, baseboards and doors.

Tip #4 – Fix Loose handles

This is a small thing, but a loose door handle can negatively affect your buyer’s attitude to your home.

Tip #5 – Do an Odor Check

Powerful odors or even slight odors (caused from pets, cooking, ect.) you may not notice but a buyer will. Ask a third party to do an odor check. If you are a smoker the odor from the smoke can offend buyers. Consider getting some nice smelling candles, deodorizers or having the carpet cleaned.

Tip #6 – Clean, Clean, Clean

A great idea before listing your home is to do a major “spring cleaning”. You want your property to look spotless. Take special care and time in cleaning the bathroom (make the tile, bath and counter shine) Be sure to sweep, dust, and get rid of trash.

1st Time at an Auction

Are you in the market for some antique furniture? Looking for some homemade quilts? Are you and a business partner looking to purchase a home as an investment? Then maybe you should consider attending one of our upcoming auctions!

Attending an auction can be intimating at first but please let us walk you through the process. Our outdoor auctions can be incredibly exciting and a great way to get some desired personal property or buy valued real estate. Let me answer just a few common auction questions for you!

How to Register –

Show up either an hour or 30 minutes before one of our auctions. There will be signs and Longmire Auction staff to direct you to our registration table. To register all we need is your Driver’s License or another valid form of ID (state ID, gun permit ID, ect.) We will take some basic information and then assign you a bidder number and a bidder card. You can also pick up a lot list (if there are personal property items in the sale) and other information on upcoming auctions.

Do I Have to Pay Sales Tax – 

No. Sales tax is not charged at an auction. However, a 10% Buyer’s premium will be charged and added to your purchases. For example if you bid $100 on an item, when you go to pay your total will be $110. If you bid $20 on an item your total would be $22.

When Do I Pay – 

As soon as the auction is over. Or if you need to leave before the auction is done, and you have spent all you wish to you can return to our registration table and check out. Our clerks will total your items and collect what you owe. We accept either check or cash. You have to pay the day of the auction.

Bidding – 

We have three auctioneers who are employed by our comapany. David Longmire is our head auctioneer. Luke Longmire is our auctionneer in training. They will be taking your bids. An item or piece of real estate will be brought up and shown to the audience, or described (in case of tracts of real estate) and then we are off to the races! Raise your bidder card, hollar, or raise your hand to bid. If one of our auctioneers or ringmen miss your bid please speak up and grab our attention. We don’t want to miss anyone, but especially with large crowds it can be hard to spot everyone. The best way to bid is not to be secretive (scratching your nose or blinking) but wave that bidder card in the air!

This is an Auction ordered by the Chancery Court (Court Case No. 2018-PR-4228). We are selling the property according to Chancery Court Rules. This means that the court must approve the sell. We are selling the real estate “As-Is” 10% down day of sale. The remainder will be due 30 days after court confirmation. All the personal property the total amount is due the day of sale. You can pay by either cash or check. A 10% buyer’s premium will be added to the real estate and the personal property.
