10% down day of sale. Balance due within 30 days of court confirmation. Selling "As-Is" with a 10% Buyer's Premium. Selling subject to court rules. 

COURT RULES

  • High bid will be determined for each tract on day of sale (April 20th) 
  • After Auction date there will be a 10 day raise period. Potential bidders can raise bid with Mike Potter Scott County Special Master or raise with Auctioneer Jess Longmire (423-519-5263)
  • If bid is raised on any tract a final sale will be announced in newspaper and held on Scott County Justice Center Steps 
  • All bids will be approved by the court
  • Once bids are approved by court buyers have 30 days to close. 
  • All tracts are sold As-Is with a 10% Buyer's Premium. 

Buyer's Premium - 

10% will be added to your bid to determine final contract sales price. 

10% Down Day of Sale - 

High bidders day of auction must put down 10% of the contract sales price. (Example if you bid $100,000 10% buyers premium will be added so contract sales price is $110,000.) You would put down $10,000 either cash or check day of the auction to be held in escrow until sale is approved by the court. 

Announcements day of sale take precedence over all previous advertising
